What we are not

balipropertyguide.com is not a property agency, a broker, a notary, a PPAT (Pejabat Pembuat Akta Tanah), a law firm, an advocate, a tax adviser or a valuer. We hold no Indonesian license, registration or authorisation of any kind, and we are not supervised by any Indonesian regulator. We do not own, list, market, sell, let or manage property, and we hold no client money.

Nothing on this site is legal, tax, immigration or investment advice, and nothing on it is advice about any particular property or any particular buyer. It is general information about what published Indonesian regulations say. Indonesian land law is applied through regional by-laws and local land office practice, both of which vary and both of which change; a rule that is stated correctly here may be applied differently to the parcel you are looking at.

What we do

We publish guidance and we run an enquiry form. When you complete the form, the answers you give are sent to businesses — property agencies and Indonesian legal advisers — that pay to advertise for Bali enquiries. No more than three of them receive any one enquiry. They contact you directly using the details you supplied.

We do not review those businesses, we do not verify their credentials, and we do not attempt to match you to the right one. Enquiries are sent to businesses advertising for that category without independent assessment by this site. Whether anyone who contacts you is suitable, licensed, solvent or competent is a question you have to answer for yourself, and it is one worth answering before you pay anyone anything.

How we are paid

Businesses pay us a fixed advertising fee for each enquiry we pass on. The fee is agreed in advance. It does not depend on the price of any property, on whether any transaction completes, on the commission anyone earns, or on any amount you may be charged. We take no share of any commission, fee or sale price, and we have no financial interest in any transaction you enter into.

This is stated precisely because the alternative arrangement — being paid out of the proceeds of a sale — gives a publisher a reason to push you towards a transaction. Ours does not. If you read something here and decide not to buy anything in Bali at all, we are paid the same as if you had.

Content, sources and errors

Regulations cited on this site were read in the Indonesian original, from the official texts published by the national legal documentation service. The date each page was last reviewed appears on it. Law changes, and it changes without telling us; regional by-laws that set the actual tax rates change more often than the national regulations do. Verify anything you are about to rely on with a professional who is responsible to you for the answer.

We make no claim to be comprehensive and we make no warranty that anything here is accurate, current or fit for any purpose. Where we could not read a primary source we say so on the page rather than fill the gap. If you find an error, write to us through the enquiry form on any page and we will correct it and say that we have.

Your data

We collect what you type into the enquiry form and technical information your browser sends. We use it to pass your enquiry to no more than three advertising businesses and to answer you.
